· What is building certification? Building certification is a process that ensures buildings comply with relevant building codes, standards and regulations. It involves assessing building plans, inspecting construction work, and issuing certificates of compliance.
· Who can perform building certification in Queensland? Building certification can be carried out by private building certifiers or local government building certifiers registered with the Queensland Building and Construction Commission (QBCC).
· Do I need building certification for all types of building work? Most building work in Queensland requires certification. This includes new constructions, renovations, alterations, and some demolitions. However, some minor work may be exempt. · What is the difference between building approval and building certification? Building approval is the process of obtaining permission from the relevant authority to commence construction. Building certification, on the other hand, involves assessing compliance with building codes and standards throughout the construction process and issuing certificates of compliance upon completion.
· When is building certification required during the construction process? A building Certifier should be engaged at the beginning of the planning stage. Once you have drafted architectural plans, it’s best to talk to a Certifier to discuss whether the proposed works may trigger any Referral Agency Assessments or require additional council lodgments. Our Certifiers will guide you through these planning, execution, and final certification stages.
· How do I apply for building certification in Queensland? To apply for building certification, you can call our friendly team at BCC or send your architectural plans to mail@buildingcertification.com.au

· What happens if my building work does not comply with building codes and standards? If building work does not comply, the certifier may issue directions to rectify the non-compliance. In some cases, modifications or additional work may be required to meet the necessary standards.
· How long does building certification take? The time taken for building certification can vary depending on factors such as the complexity of the project, the responsiveness of the parties involved and any issues that arise during the assessment process. BCC allows up to 5 business days from favorably receiving all required documentation to issue a Building Approval
· What are the consequences of not obtaining building certification? Undertaking building work without certification can lead to legal consequences including fines and orders to rectify or remove non-compliant structures. Additionally, uncertified buildings may encounter difficulties during resale or leasing.
· What is a Siting Variation and when do I need it?
A Siting Variation may be required when proposing variations to site coverage, road, side, and/or rear setbacks that are within the prescribed boundary setbacks (i.e. Proposed Garage being 4000mm in lieu of 6000mm from Road Boundary).
· What is a DA (Development Approval) and do I need one?
DA refers to the regulatory approval that must be obtained prior to commencing a development that is not considered accepted development under the relevant planning scheme. Approval is issued by the local government authority and can be obtained before or simultaneously with your Building Approval Assessment.
